If you’re hoping to sell your house this year, you may have visions of the market shifting and be desperate to list it now before it’s too late. In some cases, that might be the right choice, but in most cases, your home as it currently is would almost always do better on the market if it got a little TLC first. Most of the stuff people think they “have to do” to list their homes, they don’t actually. You don’t have to remodel the kitchen first or redo all the bathrooms, for instance (though in many cases, it could help). But is this also true of painting the exterior? Before you list it, should you paint your home? Read on to learn more!
The primary reason to paint your home is if you need to increase your curb appeal. If people walk up to your home and immediately get the impression that it is rundown, they aren’t going to care that the inside is beautiful – they may not even look at the inside; they may drive on by.
If you spend time keeping your driveway nice and improving your hardscaping or landscaping in your front yard, you need the home’s exterior to match, which is likely going to happen by painting it. Additionally, if the current paint is fading, cracked, chipping, or there is visible wood rot, you should paint before putting the home on the market.
The most significant consideration before painting will be the ROI or return on investment. If it costs you more to paint your home than you would see an increase in home value, it isn’t worth it. However, the added intangible value is also attracting more eyes to view the listing because the outside looks nice.
Generally, a job like this should be left to a professional, and even then, the value added to your property will often more than cover the cost of the work. It doesn’t typically cost as much to paint a house as it does to replace siding, for instance.
